OUR APPROACH

Good building starts before construction.

A reliable build begins with clear scope, practical review and the right information. Diverse works through the plans, site conditions, buildability, pricing inputs and key decisions before construction begins.

Discuss Your Project

HOW WE WORK

Depending on the project and the level of information available, Diverse can work under either a fixed-price building contract or a cost-plus arrangement. Fixed pricing is best suited to a clearly documented and defined scope, while cost-plus can provide flexibility where the scope may develop or concealed conditions remain. In either case, we explain the contract structure, allowances, exclusions and approval process before construction begins.

PHASE 01

Starting the conversation.

The first step is understanding what you are considering and what information is currently available.

STEP 01

Understand the project.

Tell us what you are planning, where the project is and what stage the plans have reached.

STEP 02

Review the available information.

We review the available plans, site information, scope, timeframe and key project requirements.

What we review at the start

WHAT WE LOOK AT

Available plans, site information, scope, timeframe and key project requirements.

WHY IT MATTERS

Early review helps identify what information is missing and what decisions are still required.

YOUR INPUT

Tell us what you are planning, where the project is and what stage the plans have reached.

PHASE 02

Defining the build.

Clear scope and practical review create a stronger basis for decisions, pricing and construction.

STEP 03

Clarify scope and buildability.

A reliable build starts with a clear scope and a practical review of constructability, sequencing, materials, trade input and the decisions still required from the client.

STEP 04

Establish useful pricing inputs.

Reliable pricing depends on clear information, realistic scope and coordinated trade input.

PHASE 03

Delivering the work.

Planning must translate into an organised site, coordinated trades and clear decisions throughout construction.

STEP 05

Coordinate the site and programme.

Diverse coordinates the site, team, subcontractors, materials, inspections and programme.

STEP 06

Communicate and solve issues.

Clients should understand what is happening, what decisions are needed and what comes next. When an unexpected issue appears, we explain what has been found, work through the available options and establish a practical way forward.
